Rent ready, inspection ready, every unit.
Section 8 and occupancy punch lists, turnovers, multi unit buildings and short term rentals across St. Louis County and St. Charles County.
Section 8 and occupancy
Send us the inspector’s report and we work straight from it, so the re-inspection passes and the rent starts.
- Smoke and CO detectors, GFCIs
- Handrails, doors, locks, windows
- Paint, drywall and trip hazards
Multi unit and managers
Two family flats to apartment buildings. One Pro works through the units in order, with photos per item on the invoice.
- Turnovers between tenants
- Tenant repair calls
- HVAC plans for every unit
Short term rentals
Guests notice everything. Keep the HVAC tuned, filters fresh and small fixes handled between stays.
- Quarterly visits on a plan
- Priority scheduling
- Batteries, bulbs and smart locks
Walk the unit. Tick what fails. Send us the list.
These are the items we see flagged most often on Section 8 and occupancy inspections. Tap each one that needs fixing and we turn it into a work order.

Landlord questions
Managing a portfolio? Call (314) 804-1097 to talk through how you want work orders and invoices handled.
Can you work straight from the inspector’s report?
Yes. Upload a photo or PDF of the report when you book and your Pro plans the visit around it.
Do I have to meet you at the unit?
No. Many landlords give us a lockbox code. You get on my way texts and photos of every fixed item on the invoice.
Can you handle a whole building?
Yes. Tell us how many units and we plan the visit so one Pro can work through them in order.
Do maintenance plans work for rentals?
Yes. They are a great fit for landlords, multi unit owners, property managers and short term rental hosts: annual HVAC tune up, filters four times a year, priority scheduling and 10% off repairs.
Do you work in occupied units?
Yes. We can coordinate with your tenant directly if you prefer.
Found a leak at 9pm on a Sunday?
Our office is open Mon to Fri, 8:30am to 5:30pm. Outside those hours, book online or send us a message and the office gets back to you first thing. If water is running, shut off the main valve first.
Unit to turn this week?
Book online in a couple of minutes and we will confirm your visit by text. Rather talk? Call or text us.
